How much does it cost?

Rent is $3,950 plus utilities. This is market rate for the area. But this is a co-op building, not a rental building, so you're getting in on a well maintained, quiet building with friendly neighbors who care about who lives here.

Utilities = gas, electric, landline phone and cable tv. The apartment has central air/heat so you can control how much you spend on gas and electric. Cable tv is necessary for basic reception, but you can add whatever channels you like (we only have basic now.)

Yes, that's an actual rainbow as seen looking east from the deck.

What's the deal with the private outdoor space?

Roofdeck accessible through a glass door off the master bedroom (from the hallway, not the bedroom)

Huge deck made of brazilian hardwood (Ipe) tiles

Large smoker grill (kosher - meat)

Ikea wood furniture: bench, expandable table, 6 chairs, umbrella for shade (pic was taken when furniture new; it's now a nice weathered grey teak color)

Container garden (think: tomatoes, strawberries and fresh herbs!)

City views from the Williamsburg Bridge to the Throgs Neck Bridge, including the Empire State Building, Chrysler Building, beautiful Manhattan skyline sunsets

Outdoor wall sconce lamp provides light, as do these fireworks as seen from our deck with a telephoto lens on July 4th (annual Macy's fireworks show) - FIREWORKS PHOTO TAKEN BY OUR AMAZING NEIGHBOR http://www.loriheddinger.com/

Floorplans

Floorplan notes:
Upstairs - deck is the entire outside area, not just the shaded portion labeled DECK. (Yes, that makes the deck larger than the master bedroom!)
Downstairs - the 3rd BR/DA is fully closed off from the kitchen (solid wall in place now), with french doors to the living room.

Ok, I want in. How to proceed?

All serious inquiries require an application. This is a co-op board requirement.

Not to worry, this is not a hoity-toity Manhattan co-op board. They're not looking to keep people out. But you do need to demonstrate financial means to pay the rent. Tax returns, bank statements, letters of recommendation, etc. Guarantors may be okay in the case of students.

Approved applicants will be required to interview with the board before final approval. Skype interview ok if you're not local.
